A lease and a deposit for every stay
Send the furnished rental agreement for e-signature before arrival and bill the deposit as its own invoice, so it stays separate from rent on both sides. The signed lease and payment history stay in that tenant's file after they leave.
Partial months on their own invoice
RentMerchant does not calculate proration for you. Work out the partial month and send it as a one-off invoice, then set a recurring monthly invoice with an end date for the full months, so billing stops when the stay does. A short stay can simply be a single invoice.
Payment from anywhere, payout to your bank
Guests pay online by bank transfer or card, and card autopay is available for longer stays. Reminders and receipts go out on their own, and the money pays out to your own bank account through Stripe. By default the guest pays the processing fee, so you receive the full rent.
