For furnished mid-term rental hosts
Travel nurses, traveling professionals, families relocating, and insurance placements all need a furnished place for a month or a few. Those stays are billed like rent, with a lease, a deposit, and monthly payments, not like a nightly booking. RentMerchant handles that side: the signed lease, the deposit, the partial first month, and the rent through move-out. It has no booking calendar and does not post to listing sites, so you keep finding guests where you do now and collect here.
A new tenant every few months
Each stay needs its own lease, deposit, and payment schedule, and doing that paperwork by email every quarter is where mistakes creep in.
Stays rarely start on the 1st
A nurse whose contract starts on the 17th owes a partial first month, then full months, then maybe another partial at the end. That math has to be right and clearly shown.
Guests pay from out of town
Your tenant is often arriving from another state, so a check in the mail or cash at the door is not a realistic plan.
A lease and a deposit for every stay
Send the furnished rental agreement for e-signature before arrival and bill the deposit as its own invoice, so it stays separate from rent on both sides. The signed lease and payment history stay in that tenant's file after they leave.
Partial months on their own invoice
RentMerchant does not calculate proration for you. Work out the partial month and send it as a one-off invoice, then set a recurring monthly invoice with an end date for the full months, so billing stops when the stay does. A short stay can simply be a single invoice.
Payment from anywhere, payout to your bank
Guests pay online by bank transfer or card, and card autopay is available for longer stays. Reminders and receipts go out on their own, and the money pays out to your own bank account through Stripe. By default the guest pays the processing fee, so you receive the full rent.
